Bringing a Monte Vista Home Back to Life

Tucked inside one of San Antonio’s most iconic historic neighborhoods, this Monte Vista property sat vacant for years before investor-focused realtor Alyssa Marquez saw something others may have overlooked: potential.

“The location and the potential were what initially drew us in,” Alyssa shared. “Monte Vista is one of San Antonio’s most iconic neighborhoods, and even though the home needed a lot of work, we could see the opportunity to bring something really special back to life.”
What followed was nearly a year of intentional renovation, thoughtful design decisions, and a collaborative effort centered around preserving the character of the home while creating something elevated, warm, and deeply livable for today’s buyer.
Rather than approaching the property as a quick cosmetic flip, the vision from the beginning was to create a home that felt timeless. Every detail was carefully considered to balance modern functionality with the historic charm Monte Vista is known for.

“The goal was to create a home that felt elevated and modern while still respecting the character of Monte Vista,” Alyssa explained. “We wanted it to feel warm, intentional, and timeless — not like a quick flip.”

That intention can be felt throughout the home. The kitchen quickly became one of the most transformative spaces in the renovation, anchored by custom cabinetry, an oversized island, quartz countertops, floating shelves, and designer lighting that naturally draws people in. The attached guest house adds another layer of flexibility and value, creating opportunities for multigenerational living, private guest accommodations, a home office, or even future rental potential.

Still, projects like this rarely come without challenges.
“This was not a simple cosmetic renovation,” Alyssa said. “It took almost a year to complete, and every detail had to be thought through carefully. Working with historic homes is not always a walk in the park.”
Yet it is precisely that level of thoughtfulness that sets this property apart from many renovations currently hitting the market. Beyond the finishes, there is a sense of intentionality woven into the flow and functionality of the home itself. The single-story layout, multiple living and dining spaces, and private yet connected guest house create a home that feels both expansive and welcoming.
For Alyssa, identifying a strong investment opportunity goes far beyond purchase price alone. As someone who works closely within the investment space, she looks carefully at location, layout, resale demand, and long-term value potential before taking on a project.

“A great investment property needs more than just a low purchase price,” she shared. “It needs a clear exit strategy and a buyer pool once it’s finished.”

More than anything, this project became about bringing new life back into a home that had quietly sat untouched for years. It also became a reflection of what can happen when the right team comes together with a shared vision.
The renovation was led by the owner and investor, who also served as the designer behind the project’s overall vision. Additional contributors included EJ Elliot and Bellamore Contracting, along with staging by Aida De Alba and photography by Next Nest Media and Katelyn Edge.
“Projects like this are why I love working with investors,” Alyssa said. “When done right, they don’t just create value, they improve the neighborhood.”

And perhaps that is what makes this Monte Vista home feel so special. Beyond the finishes and thoughtfully restored spaces, it stands as a reminder that great design and intentional renovation can breathe life not only into a home, but into an entire community.
